Check In / Check Out

Check in time is any time after 3:00 pm the day of your arrival and check out is by 11:00 am. If you need to adjust your arrival or departure time please check with us. We will be flexible when possible.

Minimum Stays

In Season (April – December) We require a 3-5 night minimum stay especially on weekends and Holidays; with July and October being a 4 night minimum and 5 nights at Thanksgiving and Christmas which includes the Holiday itself.   That being said, we are flexible when we can be and will entertain shorter bookings based on our reservations.  Contact us for more information.

Security Deposit

image_previewFor short-term reservations a deposit of $200.00 (credited toward your stay) is required if you are booking more than 30 days in advance of your stay. The balance will be due 30 days prior to your arrival and charged to the credit card on file automatically. Your deposit may be made by check, money order or credit card (MasterCard, Visa and Discover). If you are booking within 30 days of your arrival date, your payment is due in full.

For long-term reservations (3 weeks or longer) a deposit of $400 (credited toward your stay) is required if booking more than 45 days in advance.


Regular Cancellation Policy:
We know that plans can go astray. However, we rely primarily on advance reservations and cancellations cannot readily be filled. So to be fair to all concerned, our policy is as follows:  If reservations are canceled more than 30 days prior to your arrival, all monies paid will be refunded, minus a $50 processing fee.   For cancellations with 30 to 8 day notice there will be no refund;  however, 50% may be credited toward a future stay based on season & availability.   Cancellations within a week of your arrival are forfeited.  There are no refunds for early departures.

Long-Term Cancellation Policy:

Any reservation 3 weeks or longer is considered a Long-term rental.  For long-term rentals a $400 deposit is required and the balance must be paid in full 45 days in advance of arrival. If a chalet guest has to cancel due to unforeseen circumstances $350 of the deposit will be returned if more than 45 days in advance.  If cancellation is less than 45 days, there will be no refunds but a credit for same length of stay will be given off season only.
Any credits used to reschedule a reservation are subject to season and availability. Any discounts offered at time of rescheduling, will not be applied to rebooking.

Asheville Swiss Chalets is not responsible for the weather or other natural disasters and there will be no refunds for these occurrences.  We encourage you to purchase trip insurance which covers you from losses you may incur due to unforeseen circumstances, such as unexpected health issues, death, severe inclement weather, etc.   You can visit www.insuremytrip.com which offers quotes and policies from a number of companies.  Premiums are based on the cost of your trip.

Damage and Smoking Policy

We require a credit card on file in case of damages.  There is absolutely NO SMOKING allowed inside any of our rentals.  Smoking areas are provided on the front porch or the back deck.  Smoking inside will be considered damage to the cabins & subject to an automatic minimum charge of $100 should there be evidence of smoking after your departure.

We make every effort to ensure that everything is perfect for your stay. We expect that our guests will leave the chalet in the same condition in which they found it.  Therefore, if anything is missing, damaged, or requires an unusual amount of extra cleaning we reserve the right to charge you accordingly.


Because our primary clientele is adult, our chalets are not at all child proof and they are decorated accordingly, with lots of decorative (breakable) accessories, ornate pillows, throws, candles, etc.  We have had previous guests rearrange all the furnishings to make the chalet safe for their children. Therefore we normally do not take children under 7-8 years of age (except infants). We do, however, look at each situation, individually since all children are different. If you are comfortable that your children will be respectful of our property, we will be happy to accommodate you. As far as activities for children, while there is nothing up at the chalets, we are centrally located to anything and everything that you might want to do, including the Fun Depot (www.ashevillesfundepot.com).

Extra Guests

While many vacation rentals charge a flat fee for a 2 bedroom cottage which sleeps 4, we find that most of our guests tend to be 2 people.  We, therefore, keep our rates lower to reflect that.  So for parties that exceed two guests, there is a $15.00 charge per person, per night or $75 per week.  The Zurich rates are based on 6 guests.

Pet Policies

There is an additional, non-refundable charge of $15 per night, per pet, $75 per week.  We have provided pet towels in the closet to dry your pets, and pet throws to cover couches when in use by your pets, however pets are NOT allowed on the beds.  Please note: If comforters or duvets require dry cleaning due to pet hair, there will be an automatic charge of $75 added to your bill.  If any of our bath or kitchen towels are used to clean up a pet mess there will be an automatic charge of $25 for replacement.  Paper towels are provided for that purpose.  Also note that if there are pet related damages due to chewing, scratching or urination on furniture there will be a charge made appropriate to the clean up.

Cleaning Fee

Our chalets are professionally cleaned before you arrive and after you leave. Please report within 4 hours of your arrival anything we fail to clean.

For stays less than three days, a $65 cleaning fee is charged.  This is waived for bookings longer than 2 nights.  We expect our guests to leave the chalets in the condition in which they are found except for normal use.  If however, a chalet requires excessive cleaning beyond what is normal or has pet messes we will charge a minimum of $50.

Early Departures:

All guests are financially responsible for the time reserved; there will be no refunds due to weather, change of plans, or early departures.
